Latvian DPA Advises on What Information Landlords Can Ask Renters
The Latvian Data Protection Authority advised Tuesday on the information landlords can request from potential tenants before renting a property.

Property owners should distinguish between when and for what purpose they're requesting relevant information from renters, the DPA said: (1) When the landlord makes a selection of potential tenants or (2) When the owner decides to enter into a rental agreement with a specific person.
If an owner is simply screening potential renters, she can ask for information on education, jobs, pay and previous rental agreements, but not for personal identity numbers, bank accounts or proof of residence, the DPA said. Owners must be able to explain why such information is needed and ensure it aligns with the tenant's rights.
Given that a homeowner might experience problems if the tenant doesn't take care of the property, it's important for the owner to know enough to ensure the potential tenant is reliable, the DPA said. However, owners should know that salary, education and job don't guarantee that tenants will pay on time or take care of a property.
Therefore, the DPA said, owners should think about whether that kind of information will help them achieve their goals in renting their properties. If it doesn't, they must collect only as much information as necessary.
